Using Les Fascines as a pilot site, Oficea has introduced Building Information Modelling (BIM), a new technology-enabled way of designing, constructing and managing buildings.

Recognised as a smart innovation to improve the efficient delivery of building projects, BIM is being employed on Les Fascines project at Vivéa Business Park since October 2019. More than just a software for architectural design, this interactive set of processes, policies and technologies promotes an integrated, collaborative approach to managing essential building designs and project data throughout the building’s life cycle.

Best-in-class solutions

Oficea has invested in best-in-class BIM solutions to plan and execute its projects.

Autodesk Revit is a software that helps all our building professionals (architects, engineers, etc.) work on a coordinated model and thereby reduce risks. Prior to the actual start of work, they gain a better understanding of the different aspects of a building’s performance analysis. BIM also enables enhanced collaboration with the participation of the Consultants in clash detection and resolution exercises.

Oficea also uses Oracle Aconex to manage information and processes between stakeholders on complex construction and engineering projects. This easy-to-use Common Data Environment (CDE) enables construction design and project professionals to collaboratively manage BIM models and all project correspondences during the entire project life cycle in view of obtaining a final model to replicate what has been built (as-made documentation).

Plenty of reasons for choosing BIM

“With BIM, greater efficiencies can be realised due to significant preplanning during the design and construction phases. Each stakeholder has visibility across all the work to be carried out as well as their role and contribution to the successful completion of a project. It ultimately helps reduce costs and add value while providing important information such as energy use, carbon emissions and health and safety considerations,” says ENL Property’s Development Manager, Alvin Harry.

Furthermore, this process delivers a range of benefits for engineering organisations. These include efficient distribution and management of project information, easier streamlining of work processes in construction and improved programme productivity and quality.

BIM also helps achieve more sustainable procurement through addressing common challenges in construction like coordination errors, wasted material and labour inefficiencies. Its use has a positive effect on project duration, time taken to generate a cost estimate and cost accuracy.

This collaborative way of working underpinned by digital technologies will allow for more efficient methods of designing, delivering and maintaining Oficea’s portfolio throughout the entire life cycle. Applying consistent standards and processes will help build up the capability to improve the quality of delivery while ensuring an efficient process for all stakeholders.
