A new benchmark for sustainable construction in Telfair
Located along La Promenade in the heart of Telfair, The Network stands as a symbol of smart and sustainable urban design. This mixed-use development, bringing together retail and office spaces, has earned the internationally recognised LEED (Leadership in Energy and Environmental Design) Gold certification.
This achievement reflects Oficea’s commitment, as part of ER Property, to creating workspaces that combine comfort, modern design, and environmental responsibility.
“This certification is, above all, a recognition of Oficea’s efforts to develop buildings that respect the environment. Our commitment began at the design phase, continued through material selection and construction, and remains at the heart of how the building is managed today,” explains Alvin Harry, Development Manager at Oficea. “The evaluations conducted for LEED Gold showed that Network significantly exceeds local benchmarks for both energy and water efficiency.”
Performance beyond standards: Energy efficiency and sustainability
From the very beginning, sustainability was built into every corner of Network. Oficea’s team, together with engineering consultants ProDesign, made sure that every design choice from materials to lighting to water systems supported one goal: reducing the building’s environmental footprint while creating a healthy, comfortable place for people to work and connect.
And it shows. Network achieves over 80% energy savings compared to the Mauritian benchmark and a 25.8% reduction in energy costs compared to international standards for high-performance buildings.
Huge glass façades flood the interior with natural light, reducing the need for artificial lighting. Smart water systems and low-flow fixtures contribute to over 50% savings in water use, while drought-resistant landscaping eliminates the need for constant irrigation.
An in-depth environmental life cycle analysis also revealed that Network achieves up to 22% lower overall carbon impact across several environmental categories, proof that sustainability and performance can go hand in hand.
Oficea’s business parks: Greener spaces, better workplaces
This achievement is part of Oficea’s ongoing journey toward sustainability. The Network in Telfair now joins The Dot and Les Fascines in Vivéa Business Park, all important milestones in our commitment to the environment.
And earlier this year, Telfair City Centre became a LEED-certified neighbourhood (LEED-ND), the first of its kind in Mauritius. This certification recognises the city’s long-term approach to urban planning, where connectivity, green mobility, and resource efficiency all come together to create a better place to live and work.
